What is Independent Legal Advice (ILA)?

Independent Legal Advice is advice given by a legal adviser who is entirely independent of the other parties to your transaction — your lender, your bank or the other side. Lenders require it to be sure you understand the document you are signing and are entering into it freely. Once you've received the advice, we issue a signed certificate confirming it.

Do you meet clients in person?

Our appointments take place by secure video call, which is accepted by the vast majority of UK lenders and means we can see you quickly — often the same day. If your lender specifically requires a wet-ink, in-person signature, contact us before booking and we'll advise on the best route.

How quickly can I get my certificate?

On our Priority Same-Day service, your certificate is emailed within 2 hours of your appointment — and appointments are available the same working day. Fast Track clients receive their certificate the same working day, and Standard clients within 24 hours of the appointment.

Will my lender accept your certificate?

Our certificates are prepared to satisfy standard lender requirements and are relied on by borrowers completing with the UK's major lenders. If your lender has issued a specific form of certificate or wording, mention it in your booking notes and email the form to us at info@ilahub.com — we'll complete their form.

What do I need for my appointment?

You'll need photo ID (which you verify online before the appointment), a copy of the document you're being asked to sign, and a quiet place with a camera and microphone. If your solicitor or broker has papers for us, they can email them to us at info@ilahub.com before your appointment.

Can two people attend the same appointment?

Yes. If two of you need advice on the same matter — for example joint occupiers or two guarantors — you can add an additional attendee to your booking. Each person receiving advice pays the per-person fee and receives their own certificate.

What does it cost?

Our fees are fixed per person and depend only on how quickly you need your certificate: Standard £150, Fast Track £250 and Priority Same-Day £350 per person. There are no hidden extras and you pay securely online when you book.

What if I need to rearrange or cancel?

You can rearrange your appointment free of charge up to 24 hours before it starts — just reply to your confirmation email. If you cancel before your appointment takes place, we'll refund you in full, less any card processing costs.
